In a large bowl, whisk together the flour, baking powder, baking soda, salt and sugar.
In a separate medium bowl, mix together the milk, oil, vanilla extract and egg.
Add the wet ingredients to the dry ingredients and mix until just combined. Do not overmix.
In a medium skillet over medium heat, melt the butter. Add the apple and cinnamon and cook until the apples are softened. Set aside.
Heat a griddle or large skillet over medium heat. Grease the griddle with butter or cooking spray.
Pour ΒΌ cup of the pancake batter onto the griddle. Sprinkle a few pieces of the cooked apples on top. Cook until the edges are set and bubbles start to form. Flip and cook for an additional 2 minutes or until golden brown.
Serve the pancakes topped with the remaining cooked apples and a generous sprinkle of cinnamon and a dollop of maple syrup.
